The location is absolutely killer. Sitting proudly with views across Derwentwater lake and the surrounding fells, you're literally across the road from the marina. Keswick is just a short walk away for all your shopping and pub needs. The outdoor spaces are just as impressive as inside - multiple dining and lounging areas, plus a quirky Arctic wooden lodge with an indoor BBQ for those typical Lake District "sunny" days.

The main house offers 8 bedrooms (6 king-size ensuite, 2 twin ensuite) while the adjacent lodge provides 3 more (2 king-size ensuite, 1 double). You'll find two games rooms with pool tables, a cinema room, hot tub and two living rooms. The massive dining table seats 16 comfortably - finally, Christmas dinner without someone stuck at the kids' table!

The Lake District's best attractions surround you. Try hiking Troutbeck Tongue, golfing at Windermere (15 miles/30 mins), or simply exploring Keswick's shops and restaurants (1 mile/5 mins). The hot tub in its covered courtyard is the perfect spot to soak tired muscles after a day of adventures.

By Train

For rail travellers, the nearest station is Penrith, about 17 miles away. From there, you'll need to take a taxi or bus connection to Portinscale. The X4 and X5 buses run regularly from Penrith to Keswick.

Fabulous house for a celebration family friends get together. The dining room is great, the two big lounges are wonderful for relaxing and the games rooms were a real success. It was wonderful having so many bedrooms all ensuite and the Lodge proved just right for the young adults in our multi generational party. Everything we needed was provided and the gorgeous Christmas decorations were the icing on the cake. We also loved the hot tub and alpine lodge with the fire pit. What an amazing property! We loved every minute of our stay there. The location literally across the road from the marina is perfect. The views are fabulous. The house is clean and short of nothing and everything is top quality, right down to the towels, lovely hand, shower gel and body lotion! We stayed for a weekend in Nov 23 at Derwentwater House for a 50th Birthday and had an amazing time. Such a lovely place to celebrate or relax with lots of friends and family, and what is really nice is that reality is nicer than the photos. Everything you need is there for you and Lucie and the team couldn't have been more accommodating. The surroundings are spectacular and Keswick is just a short walk away, what more could you want. This was our first get together as a group for nearly two years so we went for the luxury end of the big group market and Derwentwater House really came through. It is a very comfortable and extremely well equipped house with a number of outside dinning and lounging areas. The bedrooms are very comfortable and mostly ensuite there is also a lodge next to the main house which again is awesome. The hot tub is fantastic made all the better by the placing of an Alexa for your musical entertainment. There is a quirky Arctic wooden lodge at the bottom of the garden which houses an indoor bbq. There is ample parking but be aware of the slope on the entrance drive. The house is situated in an ideal location for all forms of outdoor activities there is even a marina just over the road.
